The largest social housing project is nearing completion.
In its urban development strategy focused on sustainable social welfare, Thai Nguyen province has been paying great attention to the development of social housing. The Dai Thang residential area project, invested by TNG LAND Joint Stock Company, commenced construction in April 2024 with the expectation of becoming a highlight in housing policy for workers.
The project is built on an area of over 11 hectares, located in the Van Xuan and Pho Yen wards, adjacent to the Thai Nguyen – Hanoi expressway, near industrial zones, schools, and hospitals. Nearly 1 hectare is planned for social housing, including 34 two-story townhouses and an 18-story apartment building with a total of 361 apartments.
According to the design, the apartments range in size from 26.7m2 to 70m2, with flexible layouts from 1 to 3 rooms. This scale provides accommodation for approximately 800 people, targeting mainly low-income workers and those eligible for social welfare programs.
According to observations by reporters from Lao Dong Newspaper in early August 2025, many items are being implemented simultaneously on the construction site. The townhouses were handed over in March, the basic technical infrastructure system is complete, and the high-rise apartment building has finished its structural work and is entering the finishing stage.
Speaking with reporters, Mr. Nguyen Canh Hung, a project management supervisor, said that the unit is currently focusing on completing the final items such as planting trees, installing equipment, and connecting electricity and water… to hand over the project in the third quarter of 2025. “We are mobilizing maximum manpower and equipment to accelerate progress, ensuring quality and safety,” Mr. Hung stated.
Regarding the selling price, the developer stated that the smallest apartment costs over 300 million VND, while the largest is around 800 million VND. This price range is considered suitable for the financial capabilities of many workers employed in industrial zones, especially with the availability of favorable loan policies from banks.
Making the dream of owning a home a reality.
Currently, the majority of workers in industrial clusters and zones live in small, scattered residential areas with basic living conditions but limited space and amenities. The dream of owning a permanent home remains a distant one for many workers here.
Ms. Nguyen Thi Sang, a worker currently employed in an industrial zone in the former Pho Yen City, shared that her family has lived and worked there for nearly 10 years. Currently, she and her husband, along with their young child, are renting a room near the company, just large enough for basic living needs.
According to Ms. Sang, since learning about the Dai Thang social housing project being implemented and built near the industrial zone, many workers in the company have shown great interest and hope the project will be completed soon.
“With social housing, if we could get a loan with installment payments over time, my husband and I might consider it. Having stable accommodation near our workplaces would give us peace of mind to stay long-term,” added Ms. Sang.
Sharing the same anxieties about owning a home, Mr. Tran Van Hung, originally from Lang Son province, has been working as a factory worker in Thai Nguyen for over 6 years and is currently renting accommodation near his company for convenience. According to him, with his current factory worker salary, buying a commercial house is beyond his reach.
According to Mr. Hung, with prices starting from over 300 million VND for a small apartment, social housing is a suitable option for the income of many workers today.
For many low-income workers, social housing provides a safety net, reduces costs, stabilizes their lives, and fosters long-term commitment, contributing to maintaining a stable workforce in industrial zones.
