The expansion of Yen Binh Industrial Park I – II is creating further impetus for real estate development in the Van Xuan – Pho Yen area. In this context, Homie City becomes a noteworthy option thanks to its location and significant growth potential.
The continued strong inflow of FDI into northern industrial centers is elevating Thai Nguyen’s position as a new growth pole. In the coming period, Thai Nguyen will commence construction of the Yen Binh II Industrial Park, covering 299 hectares in Pho Yen ward, Van Xuan ward, and Diem Thuy commune. As industrial space expands significantly, the demand for labor, services, and housing is expected to increase accordingly, opening up positive development opportunities for the Van Xuan – Pho Yen market.
Advantages from existing construction progress and location close to the industrial core.
Thanks to its advantageous location at the heart of the Yen Binh I-II Industrial Park, Van Xuan – Pho Yen is experiencing rapid urbanization with the emergence of numerous housing and commercial projects catering to engineers and professionals. The demand for housing is therefore strongly reinforced, creating an advantage for projects adjacent to the industrial park and with clear development progress, such as Homie City.
According to information from the project developer, the technical infrastructure, internal roads, electricity, water, and lighting systems, and the rows of townhouses have been implemented synchronously, creating a clear appearance for the project.

Homie City benefits from its location near the industrial core.
Social housing areas and nearby public amenities are being handed over, creating an initial rhythm of life and encouraging residents to move in from the end of 2025. In particular, once the construction is complete, customers can assess the quality of construction, progress, and business potential of the project.
The price increase cycle is expected to progress.
Located opposite the industrial park, especially the Samsung Thai Nguyen complex, Homie City clearly boasts a prime location advantage. This area is considered a hub for a large workforce and a high demand for comfortable and conveniently located accommodation. With a 3-story design, a rooftop terrace, wide frontage, and spacious sidewalks, the townhouses in the project are suitable for both residential and business purposes, catering to the industrial community.

Notably, the Van Xuan – Pho Yen area is currently directly benefiting from the expansion plans of industrial zones such as Yen Binh, Nam Pho Yen, and the Van Xuan industrial cluster. In addition, connecting transportation routes including National Highway 3, the Capital Region’s Ring Road 5, and new inner-city arteries are being prioritized for investment, increasing accessibility and expanding the travel radius for residents in the area.
According to several real estate agencies in Pho Yen, the value of properties adjacent to industrial zones typically increases in line with actual development progress and population growth. For Homie City, the price level is projected to shift according to each phase of the project’s operation. The initial phase, expected to begin in early 2026 when the first units are handed over, is projected to see an increase of 5-8%. By the third quarter of 2026, as the number of professionals in the Yen Binh Industrial Zone continues to increase and inter-regional infrastructure projects commence, the price increase could expand to 10-12%.
By the first quarter of 2027, when the internal amenities are completed, the project is projected to enter a price increase cycle of 8-10%. From the end of 2027 to the beginning of 2028, when the industrial park expands and the urban area operates stably, the expected price increase is 12-15%. This is considered a reasonable threshold, consistent with the development pattern of areas with high real demand, especially around industrial complexes that attract experts and high-quality labor.

Homie City is projected to appreciate in value at each stage of the area’s development.
While many real estate markets remain cautious, areas with a strong industrial base like Van Xuan – Pho Yen are considered to be maintaining better momentum thanks to stable demand from skilled workers and experts. With its current progress, design suitable for business operations, and location opposite the Samsung Thai Nguyen complex and adjacent to the Yen Binh Industrial Park, Homie City has the potential to experience natural price increases while meeting the growing demand for housing around the largest high-tech center in Northern Vietnam.
