Thai Nguyen has hundreds of thousands of workers in its industrial zones and clusters, and this number is expected to continue increasing rapidly in the coming years. The demand for social housing is enormous and increasingly urgent. Recently, several projects have been implemented, helping to make the dream of owning a home a reality for many low-income individuals.

By September 2025, the Dai Thang residential area social housing project, comprising 395 apartments, was essentially completed.
Positive signs
At the end of March 2025, Mr. Hoang Xuan Long and Ms. Duong Thi Kim Thu, a couple working in the industrial zone, were allocated and moved into apartment BT3 in the Dai Thang residential area social housing project in Pho Yen ward to settle down permanently.
Mr. Long shared: “This is truly our dream apartment. Having our own stable home makes us happy and allows us to work with peace of mind, committed to staying in Thai Nguyen for the long term.”
The Dai Thang Residential Area social housing project, invested by TNG Land Joint Stock Company, is progressing rapidly. Construction began in April 2024 with a scale of 395 units, including both high-rise apartments and townhouses. To date, the townhouse area has been completed and handed over to buyers for use. The 18-story high-rise building is expected to be completed in September 2025 to hand over all apartments to low-income earners.
Notably, shortly after the 395 social housing units in Dai Thang Residential Area went on sale, they were all quickly reserved at an average price of 14 million VND/m² , demonstrating the significant demand for social housing in the area.
TNG Land CEO Ha Van Giang said: “Immediately after the groundbreaking ceremony, we focused our resources on constructing the project on schedule, systematically, professionally, and with an emphasis on quality, aesthetics, and landscaping so that no one would feel like it’s social housing or housing for low-income earners.”
Thai Nguyen’s industrial zones and clusters are mainly concentrated in the southern part of the province, where a large number of workers will be employed. Therefore, in the past and present, the province and investors are implementing several social housing projects in this area with a total of thousands of apartments, focusing on serving the workforce, especially workers in industrial zones.
A prime example is the Social Housing Project in Tich Luong Ward, Thai Nguyen Province, invested by Binh Minh Phat Investment Joint Stock Company. Spanning over 11.3 hectares and providing 689 apartments, the project is currently under construction, with high-rise buildings underway. Other components such as the administrative area, surrounding fence, and technical infrastructure are also being gradually completed, and further buildings will be constructed soon.
Another project is the “Green House” social housing complex in the same Tich Luong ward, invested by Truong Thuan Phat Real Estate Joint Stock Company with a total investment of approximately 620 billion VND, providing 476 apartments, expected to be completed by the end of 2026.
The social housing project in Bach Quang ward, invested by VITC High-Tech Construction Investment Joint Stock Company, covers nearly 5.7 hectares, comprises 469 apartments, and has a total capital of 386 billion VND. Construction commenced last August.
According to Nguyen Thi Loan, Vice Chairman of the People’s Committee of Thai Nguyen province: “The social housing projects that have been and are being built in the province recently show positive and encouraging signs. In the near future, thousands of workers and low-income earners will have the opportunity to own a home. This demonstrates the efforts of the Party committee and the government in stabilizing social security and building an increasingly better investment environment.”
Removing bottlenecks
Although some projects are underway, and residential and urban development projects in the province allocate 20% of their land for social housing construction, the reality shows that the development of this housing segment in the province is still facing many difficulties and obstacles, requiring comprehensive and synchronized solutions.

By 2030, Thai Nguyen province plans to build more than 20,000 social housing units to meet the needs of workers.
Besides the numerous administrative procedures, land clearance for social housing projects in the province is a major bottleneck. The social housing project in Tich Luong ward has not yet received all the land; the project in Bach Quang ward, although the inventory stage has been completed, has not yet finished the land clearance process.
Some projects are behind schedule due to delays in connecting electricity, water, and transportation infrastructure. According to the head of the Thai Nguyen Department of Construction, to overcome obstacles and accelerate the progress of social housing projects in the province, the Provincial People’s Committee is urgently directing each project, department, and locality to resolve land issues definitively, promptly adjust projects, and connect infrastructure such as roads, electricity, and water.
At a recent conference on solutions for developing social housing in Thai Nguyen province, Vice Chairman of the People’s Committee of Thai Nguyen Province, Nguyen Thi Loan, requested that departments, agencies, and localities closely coordinate with investors, setting specific timelines for resolving difficulties and obstacles to ensure projects are implemented on schedule. She also emphasized the need to create the most favorable conditions to attract investment in social housing projects, especially the construction of social housing on the 20% land allocation within real estate projects, striving to have over 20,000 social housing units throughout the province by 2030 to contribute to social security stability.
