In the days leading up to Tet (Lunar New Year), Dai Thang Residential Area (Homie City), Van Xuan Ward, Thai Nguyen Province, is filled with a unique and bustling atmosphere. In the newly completed rows of houses, many residents are busy cleaning and decorating their homes, preparing to welcome their first Spring in their newly handed-over apartments. For many workers, this is a special Tet, marking an important milestone as they finally have a stable, long-term place to live.

Dai Thang Residential Area (Homie City), Van Xuan Ward, Thai Nguyen Province – a social housing project with comprehensive investment, integrated with the transportation infrastructure and urban space of the southern part of the province.
In her new apartment, Ms. Duong Thi Thuy Trang, a worker at Shinsung C&T Vina Co., Ltd. (Diem Thuy Industrial Park), shared her joy since her family moved in. Having worked in Thai Nguyen for over 10 years, she and her family had moved several times due to rising rents and limited living conditions. “Having a stable home, my husband and I can work with more peace of mind, and our children have a better space for living and studying,” Ms. Trang said.
Such stories are becoming increasingly familiar at Dai Thang Residential Area – a social housing project developed by TNG Land Joint Stock Company. This is the first social housing project in Thai Nguyen province to be completed in 2025, after 18 months of construction. The project has a total of 395 units, including 361 18-story apartment units and 34 low-rise townhouses. To date, 193 apartment units have been handed over, with approximately 20 households already residing there; for the townhouses, 26 out of 34 units have been handed over, and 6 households are living there stably.
Bringing the project into operation is of practical significance in the context of the rapidly developing industrial sector in the southern part of Thai Nguyen province. Tens of thousands of workers are employed in industrial zones and clusters, creating a great demand for stable, long-term housing. Meanwhile, small, unstandardized rental accommodations with ever-increasing rental costs remain a challenge for many young families.

According to Mr. Trinh Ngoc Quang, a worker who recently moved into the project, social housing is not only a cost-effective solution but also provides peace of mind for residents. “With stable housing, workers become more committed to their jobs, and their children have better educational opportunities. This is a very important factor for long-term life stability,” Mr. Quang shared.
In practice, the development of social housing is an important part of social security infrastructure, creating a foundation for sustainable industrial development. When workers have stable housing, businesses have a stable workforce, and localities have the conditions to maintain economic growth.
Not only focusing on affordability, Dai Thang Residential Area is oriented towards providing a living space suitable for working-class incomes while still ensuring quality. Apartments range in size from 26.7 m² to 70 m², with designs from 1 to 3 bedrooms, ensuring good ventilation and maximizing natural light; technical and social infrastructure is invested in comprehensively.
According to Mr. Ha Van Giang, CEO of TNG Land Joint Stock Company, from the beginning, the company determined that developing social housing does not mean lowering living standards. Full compliance with all legal regulations on social housing is implemented throughout the project’s implementation, aiming to ensure the legitimate rights of buyers and renters.
Along with the efforts of businesses, the social housing policy system is also being gradually improved. Decree No. 261/2025/ND-CP has expanded the scope of beneficiaries and adjusted the income ceiling to better reflect the living standards. Credit policies have seen many positive changes, with interest rates on social housing loans decreasing to approximately 5.4% per year. In addition, Circular No. 32/2025/TT-BXD has simplified procedures, clearly categorized beneficiaries, and facilitated the application process for citizens.

Discussing the role of planning and infrastructure connectivity in social housing projects, Mr. Pham Quang Anh, Director of the Department of Construction of Thai Nguyen province, said: Social housing projects are currently placed within the overall urban planning, linked to the transportation system and industrial zones. This helps workers commute more easily, reduce living costs, and gradually improve their quality of life. Besides these initial advantages, the Department of Construction leadership also warned that recently, there have been reports of people exploiting social housing policies for illegal brokerage and profiteering in the Dai Thang residential area. Authorities have been investigating and handling these cases according to the law. Residents should access information from official channels, conduct transactions according to regulations, avoid illegal brokers, refrain from paying fees outside of regulations, and promptly report any violations.

The joy of a young family moving to Dai Thang Residential Area – a significant milestone on their journey to “settle down” and build a stable life for the long term.
By 2025, the entire province will have completed 8,875 social housing units, including 2 projects with 7,691 units (of which 4,622 are for workers in industrial zones and 3,069 are for students) and 3 projects with 1,184 units. In 2025 alone, 5 projects with 6,267 units were approved and are currently completing procedures for licensing and commencement of construction in the first quarter of 2026.
According to the plan, during the period 2026-2030, Thai Nguyen province aims to complete more than 23,000 social housing units, contributing to the government’s program to develop 1 million social housing units. From a long-term development perspective, Dai Thang residential area is expected to make a positive contribution to Thai Nguyen province’s social housing development goals. It is also considered a model, serving as a reference for subsequent projects in the province, contributing to maintaining social security stability and creating a sense of stability for workers to live long-term in Thai Nguyen.
