TNG Land Joint Stock Company hereby announces the acceptance of applications for the purchase of social housing units at the Dai Thang Residential Area Social Housing Project, Van Xuan Ward, Thai Nguyen Province (Phase 9), with the following key information:
1. Project Name: Social Housing Development under the Dai Thang Residential Area Project
2. Project Developer: TNG Land Joint Stock Company
3. Project Location: Van Xuan Ward, Thai Nguyen Province.
4. Project Scale
- Total land area: 8,432 m².
- High-rise social housing component: Construction of one 18-storey apartment building on a land area of 1,585.22 m².
- Low-rise terraced social housing component: Construction of 34 two-storey terraced social housing units on a land area of 2,377.82 m², with a total gross floor area of 4,755.65 m².
- Total number of units: 395 units, including:
- 361 apartment units
- 34 low-rise terraced housing units
5. Units Available for Sale in Phase 9
- Total remaining units: 22 units, including:
- 21 apartment units, ranging from 25.6 m² to 70 m²
- 01 low-rise terraced housing unit, with a land area of approximately 70 m² and a gross floor area of approximately 139.94 m²

6. Eligible Applicants
Eligible applicants include the following groups as prescribed under Article 76 of the Housing Law:
- Persons with meritorious services to the revolution and relatives of martyrs eligible for housing support.
- Poor and near-poor households in rural areas.
- Poor and near-poor households in rural areas frequently affected by natural disasters and climate change.
- Poor and near-poor households in urban areas.
- Low-income individuals in urban areas.
- Workers and employees employed by enterprises, cooperatives, and cooperative unions both inside and outside industrial parks.
- Officers, professional soldiers, non-commissioned officers, personnel of the people’s armed forces, police officers, defense workers, civil servants, public employees serving in the military, cryptographic personnel, and other personnel in cryptographic organizations receiving salaries from the state budget.
- Public officials, civil servants, and public employees.
- Individuals who have returned official-duty housing in accordance with legal regulations, except where such housing was recovered due to violations of the Housing Law.
- Households and individuals whose land has been acquired and whose homes must be demolished, but who have not yet been compensated with housing or residential land by the State.
In cases where priority groups specified under Point (đ), Clause 1, Article 79 of the Housing Law apply, such groups shall be given priority in purchasing social housing.
7. Eligibility Conditions
a) Housing Conditions
Applicants must satisfy one of the following conditions at the time of application:
- The applicant does not own any residential property in the province/city where the social housing project is located.
- If the applicant already owns residential property, the average housing floor area per household member must be less than 15 m²/person. The calculation includes the applicant, spouse, parents (if any), and children (if any) who are permanently registered at the residence.
- The applicant owns a residence located 30 km or more from the workplace, in accordance with Decision No. 08/2025/QD-UBND dated 10 September 2025 of the People’s Committee of Thai Nguyen Province.
b) Income Conditions
Applicable to eligible groups specified in Clauses 5, 6, and 8 of Article 76 of the Housing Law, in accordance with Decree No. 136/2026/ND-CP dated 7 April 2026 issued by the Government.
8. Application Documents
a) Social Housing Purchase Application Form
Applicants shall use Form No. 01 in Appendix II of Decree No. 100/2024/ND-CP dated 26 July 2024 (as amended by Decree No. 136/2026/ND-CP dated 7 April 2026).
Application forms are available from the project developer or can be downloaded from the Thai Nguyen Provincial Public Service Portal.
b) Documents Proving Eligibility
Supporting documents shall be submitted according to the applicant category and in compliance with Article 6 of Circular No. 05/2024/TT-BXD dated 31 July 2024 of the Ministry of Construction (as amended by Circular No. 08/2026/TT-BXD dated 15 February 2026).
Application dossiers must comply with Decree No. 100/2024/ND-CP and Circular No. 05/2024/TT-BXD detailing the implementation of certain provisions of the Housing Law.
9. Application Submission Period and Location
Individuals and households wishing to purchase social housing are requested to contact the project developer directly for guidance and submission of application dossiers.

10. Tentative Selling Price
According to the Notice on the Determination of Sale and Rental Prices for Social Housing Units at Dai Thang Residential Area issued by the Department of Construction (Document No. 3627/SXD-KT&VLXD dated 13 November 2024), the tentative average selling price is:
VND 14,474,231/m²
