Following the first-phase land allocation decision recently issued by the People’s Committee of Thái Nguyên Province, Residential Area No. 2 in La Bằng Commune (formerly Tiên Hội Commune), developed by TNG Land, has entered the infrastructure development phase, marking a significant step toward the creation of a modern, well-planned, and sustainable residential community.

From Planning to On-Site Development

Residential Area No. 2, formerly located in Tiên Hội Commune and now in La Bằng Commune, Thái Nguyên Province, has entered a key implementation stage after the People’s Committee of Thái Nguyên Province officially allocated the first phase of land to TNG Land for project development. This milestone marks the transition from planning to on-site construction, paving the way for the project’s synchronized infrastructure development.

According to the decision, the total land area allocated in this first phase is 45,240 square meters. Of this, 14,830.3 square meters is designated as rural residential land and has been allocated by the State with land use fees for a 50-year term. The remaining more than 30,400 square meters is allocated for roads, green spaces, public squares, parking areas, technical infrastructure, and other public facilities. Upon completion, these infrastructure assets will be handed over to the local authorities for management in accordance with applicable regulations.

The completion of the land allocation procedures marks a significant milestone, enabling the project to transition from the investment preparation stage to on-site construction. It also represents the next step following TNG Land’s official signing of the project implementation contract with the competent authorities, gradually bringing the approved master plan for the residential area into reality.

Planned across 19.28 hectares with a total investment of approximately VND 373 billion, Residential Area No. 2 in Tiên Hội Commune is designed to accommodate an estimated 2,600 residents. The project aims to develop a modern residential community supported by synchronized technical and social infrastructure, contributing to more efficient land use, meeting local housing demand, and creating new momentum for the development of western Thái Nguyên Province.

Under the approved master plan, TNG Land will develop a comprehensive infrastructure system, including internal roads, power supply, water supply, street lighting, stormwater drainage, wastewater collection and treatment, fire protection systems, landscaping, telecommunications, and other essential technical infrastructure, ensuring seamless integration with the existing infrastructure network.

Land designated for public facilities and social infrastructure will be transferred to the local authorities for management upon completion of the technical infrastructure, in full compliance with applicable laws and regulations.

More than simply a housing development, Residential Area No. 2 in Tiên Hội Commune is expected to contribute to reshaping the urban landscape of La Bằng Commune, expanding the area’s development space in line with the approved master plan, and gradually fostering a modern, well-planned, and livable community.
